Cervus Capital has acquired on its own balance sheet a significant non-controlling position in the single-family residential developer Oiva Kodit Oy from the co-founder Henrik Peltokorpi who leaves the company to focus on his other businesses.

Oiva Kodit is a developer of prime single-family housing in the Helsinki Metropolitan Area with 10-year track record without a single loss-making project. The company is focused on development of high-quality build-to-sell family houses in established attractive neighborhoods. Currently the company has under development 8 projects with 50 apartments and 5,000 net-m2. The company continues in the leadership of the founder Juho Salmela. Petri Valkama, owner and CEO of Cervus Capital:

“Single-family residential has long had my interest as it has continued to perform well throughout the otherwise weak residential market in Finland, demonstrating strong customer demand and limited supply. After looking at it more closely I am convinced that it is a great example of a granular segment with fantastic demand-supply and risk-return fundamentals that is ripe to be disrupted by AI. Despite the great demand-supply fundamentals, building scalable business models in the segment has been a struggle, but with an AI-native operating model we can create the scalability that combines institutional operating logic, quality and rigor with the agility and speed that the segment requires.”

Juho Salmela, founder and CEO of Oiva Kodit:

“The construction industry has forgotten the families. For the last +15 years housing development in Finland has focused excessively on apartment buildings and small apartments. But the needs of the customers have not changed. Most people, and especially families, still want to live in their own house in a peaceful neighborhood, close to nature and services. Oiva Kodit is here to answer to this need. We develop high quality family houses, semi-detached houses and row-houses in attractive neighborhoods that offer the foundations for a good life.

I have high expectations for the upcoming collaboration with Cervus Capital, and look forward to what we can achieve together. With Cervus Capital as a strategic partner, Oiva Kodit is well positioned to capitalize on the growth opportunities in the single-family housing market and achieve its target of €50 million in annual revenue by 2030.”
